             inappropriate conduct by a REALTOR®?*

Whether it’s facing the challenge of a multiple-offer bidding war or dealing with difficult negotiations, local REALTORS® frequently face ethical challenges. But thankfully, the public can voice related complaints and seek resolutions through an official body: the professional standards department of the Real Estate Board of Greater Vancouver.

Kim Spencer, who manages this department, will outline the most common ethical dilemmas faced by the Board’s members and the public when buying or selling a home. He’ll also explain what to do if someone has a complaint about a realtor, and what obligations a real estate agent has to his or her clients.

* REALTORS® are Canadian licensed real estate agents who belong to a real estate board and are subject to both the board’s code of ethics and the Real Estate Services Act. Real estate agents who do not join a real estate board are subject solely to the Act.

About Our Speaker:

Kim Spencer, known as the “Ethics Guy®”, manages the Professional Standards Department of the Real Estate Board of Greater Vancouver. His mission is to raise professional standards by promoting and nurturing ethical conduct, fair business dealings and exemplary cooperation between members.

Before joining the Real Estate Board, Kim was the Director of Member Service and Relations at the BC Real Estate Association. Previously, he was the national sales manager of Top Producer Systems, a real estate technology firm. Originally licensed as a REALTOR® in 1980, he sold real estate and managed brokerage offices on Vancouver’s west side for the next 18 years.

Today, besides his role at the Real Estate Board, Kim teaches several continuing education courses. He is also the author and editor of Risk Management for REALTORS®; Ethics: Unlocking the Code; and the Managers’ series of risk management courses.
